Real Estate Auction Terms:

·        Final Bidding subject to approval by seller.

·        At the close of the Auction, the successful bidder will be required to deposit as earnest money $5,000 (“Earnest Money”). Close in 30 days - seller has to move business from building after Auction-

·        The contract price will be the final bid price at the auction, plus a ten-percent (10%) buyer’s fee.

·        The Property will be sold “AS-IS” with no warranties or representations by Seller except good and marketable title.

·        The Property will be transferred by insurable, fee simple warranty deed from Seller to the winning bidder.

·        Seller will pay any outstanding liens on the Property, will prorate taxes as of the date of closing, and will pay for survey if required. All other closing cost are to be paid by the winning bidder.

·        Announcements made day of auction take precedence over any previous announcements or advertisements
